Boundaries don’t follow city lines
District 196 spans Eagan, Rosemount and Apple Valley — but the attendance areas for individual elementary, middle and high schools cut through those cities. Two nearly identical homes on the same street can sometimes feed into different schools. So “a home in Eagan” doesn’t automatically mean a specific high school.
The five high schools
District 196 is served by Eagan High School, Eastview High School, Apple Valley High School, Rosemount High School, and the nationally recognized School of Environmental Studies. Each pulls from its own attendance area, and those areas can be adjusted by the district over time as enrollment shifts.

If a specific school matters to your family — and for many buyers it’s the entire reason they’re looking in District 196 — you cannot rely on the city, the listing description, or even a neighbor’s word. - Ask about pending boundary studies. Fast-growing areas (like parts of Rosemount) occasionally see attendance-area changes.
- Confirm before you write an offer, not after inspection — it should be part of your very first look at a home.
